MARKET UPDATE: Housing Starts Surge Dramatically

Housing is on the march once again, particularly in new construction starts which saw a strong upsurge in housing starts. Specifically, new construction jumped to a seasonally adjusted annual rate of 954,000 units. The most recent figure was 36.87% higher than the 2011 level of 697,000 homes. For comparison purposes, the figure was still more than 30% below the average level of housing starts over the past 50 years.   Here are the YTD stats ending August 31st.  As compared with 2011, inventory was down with more closed properties (32% increase).  Pending Sales have also increased over 23%. Average contract price was down .79% from last year with seller’s receiving 89.9% of their list price.   What does this mean?
