Based on this first meeting, we custom tailor our search(es) to find the properties that could work.  We don’t simply show you everything and wait for something to “stick.”  Our knowledge of existing inventory allows us to exclude those properties that simply won’t work.  We’ll find the best candidates for you.  Oftentimes, buyers come to us with a list of homes they’ve found on their own.  After all, over 90% of home buyers start their search on the Internet before talking to an agent.

Now starts the fun part.  We arrange tours of the potential properties.  Once we find “The One,” we prepare a market analysis to determine market value.  Of course, we’ll also have a conversation with the listing agent to determine as much about the seller as possible.  We employ every tool possible to help us negotiate the best possible deal for our client.  When we reach agreement between buyer and seller, contracts are prepared and the task of closing the transaction begins.  We assist with mortgage, home inspection, wood-boring insect, radon, repair negotiations, certificate of occupancy, survey, maybe well and septic, and the list goes on.

As the transaction progresses, our processors utilize an online system that allows our clients to view details as things happen.  The appraisal arrives, you can see it.  The survey is completed, you can see it.  We make sure that everything is totally transparent.  We believe in full communication, never letting our clients feel like they’re in the dark.  We want our clients “in the know.”
